WHAT IS A FURNISHED APARTMENT?
A furnished apartment is a rental unit fully equipped with all necessary furniture, kitchenware, electronics and linens, which is move-in ready for any traveller. It is also referred as corporate housing when dealing with companies reserving the apartment for their employees and executives. ARE ALL FURNISHED APARTMENTS FROM LARA GROUP?
No, Lara Group is a New York real estate company that offers the furnished apartments listings of building owners, management companies, investors and some individual owners and charges a 20% commission of the total rental period for their services. Our long term relationship with these owners and management companies, allows us to extend our brokerage services to make sure you have a happy stay at the apartment. We are your point of contact throughout the entire stay!
WHAT IF I CANNOT FIND THE APARTMENT I AM LOOKING FOR?
Lara Group is a New York licensed real estate company who can always represent you to find an apartment rental in New York City, either furnished or unfurnished. We have been in this industry for quite a long time and became very knowledgeable at finding different kind of housing solutions. DO THE APARTMENT PICTURES SHOW THE REAL APARTMENT?
Yes, all pictures shown in our website are the actual real pictures of those apartments. We made sure they look as natural and real as possible so there will be no discrepancies when you see the actual place.
WHAT IS INCLUDED IN THE PRICE?
The prices shown in our web include the monthly rent plus any utilities and taxes. Utilities consist of electricity, gas, water, cable and Wi-Fi services. Hotel taxes for furnished apartments are 5.875% + $2 per room per day. There are a few exceptions from owners who do not include all utilities listed or may not have them set up in the apartment (you can see this on each apartment information under utilities)
ARE MAID SERVICES INCLUDED?
No, unless it is shown under the apartment information. Maid service can be added at the additional cost of $80-125 per cleaning depending on size of apartment and landlord.
ARE PETS ALLOWED?
Some of the apartments we offer allow pets. You can see that under Pets in the apartment description. You can always contact us directly and we will be able to suggest you the best options that will welcome your pet.
HOW DO I MAKE A RESERVATION?
First, we need to check availability with the owners and management companies. Once your booking dates are confirmed, we will send you the forms needed to apply for the apartment. Once it is approved, we will send you the lease agreement and payment instructions.
HOW IS THE CHECK-IN PROCESS?
Check-in can be coordinated once all payments have been made. We will meet you at the building to check you in and explain everything that you need to know about the apartment. We will help you connect to Wi-Fi so you can quickly connect with your love ones from your New York home!
WHO DO I CONTACT IN CASE OF A ISSUES?
You can always contact us for any issues and questions you may have while in the apartment. You will also have our landlords' assistance phone numbers to report things quickly to them.
WHAT IS THE MINIMUM AND MAXIMUM LEASE TERMS?
The minimum lease term is 30 days. The maximum lease term is 1 year. Leases can always be renewed with noticed and pricing will depend on the season.
ARE LAUNDRY FACILITIES AVAILABLE?
Some buildings have laundry facilities in the building which are shared among all tenants. These usually function with a laundry card which you can refill with your credit card or the more old fashioned ones, with quarters. Some of the townhouses, offer a washer and dryer in the building free to use for the tenants. Very few apartments offer washer and dryer in the unit.
WHAT IS THE DIFFERENCE BETWEEN THESE APTS AND A SUBLET?
When dealing with a sublet, you will be dealing with an individual person who is re-renting their own private place. Usually this happens when they go away on a trip or relocates to another place, therefore you may not have quick solution to issues when something happens. In addition, the apartment most likely will not be equipped and prepared as professionally as furnished apartments are.
ARE CORPORATE LEASES ALLOWED?
Yes, all apartment providers we work with do rent to a corporation and will provide a corporate lease which allows the employee or employees use of the apartment. This is referred as corporate housing. Even though the term is mostly used for serviced apartments, it is also widely used for furnished apartment rentals.
